We provide everything you need to keep your rentals well maintained and occupied!

We handle your property management needs every step of the way! Tenant occupied homes, new tenant marketing and placement, or vacant home, snowbird homes, or second home services – we handle it all!

Rent Collection

You won’t have to worry about collecting rent, tracking down tenants, late payments, and evictions. Our tenants know that we are very strict on rent collection and will only have a short grace period before they receive a late fee. We also require all tenants to have all utilities switched into their name within 24 hours of signing the lease agreement, so there isn’t concerns about having utilities paid on time.

In-House Maintenance

Our team has carefully chosen licensed and insured vendors, including but not limited to HVAC, plumbing, electrical, and roofing, to handle high-level repairs. We also have a team of handymen to handle the day-to-day maintenance issues involved in keeping your rental units up to code.

New Tenant Placement

We have a robust process for new tenants. Each prospect is required to fill out an application and includes a complete background check, violent criminal history check, employment verification, and references before they are accepted. The prospect pays for this. Each tenant knows what is expected of them and is set up in Appfolio, with instructions on how to submit rent and maintenance issues.

Advertising & Marketing

When you work with us, you’ll also receive our advertising and marketing support. We have a professional photographer take images of your rental units and post the listings on multiple sites to attract qualified prospective tenants. We will use any means we have at our disposal to make your rental as desirable as possible.

Financial Reporting

Are you concerned about being in the dark? Don’t be! We use AppFolio, which connects you to everything you need to know about your rentals. You will receive financial reports and maintenance reports, and have access to everything we know about each unit and the tenants renting from you. Additionally, we do two biannual inspections on all properties to ensure preventative maintenance is at the top of our list.

Legal Support

We have all the necessary contracts needed to protect your property and keep all lease agreements current for you. In the event of major issues, such as evictions or significant damage to your rental properties, we also provide legal support. We will handle eviction notices, clean up after a tenant leaves, and go to court to settle disputes between you and your tenants.
